Regional Rent Index, January 2025

The IPN Regional Rent Index analyses the short-term fluctuations in house rental markets across regions in NSW, VIC, QLD, SA, WA, and TAS, excluding capital city areas.

Published quarterly, the data is derived from advertised rentals for houses and is calculated over a rolling 12-month sample period. Metrics include median rents for both houses and units, all aggregated by the ABS standard known as Statistical Area 3 (SA3).

Regional Rent Index Report Highlights

Housing market

  • WA’s East Pilbara identified the largest 3 month change at +6.4%, with NSW’s Lithgow – Mudgee and VIC’s Heathcote – Castlemaine – Kyneton all at +6%.  Nationally, NSW (+3.6%), VIC (+2.2%) and QLD (+1.6%) had increases in regional rent medians over the past three months, whilst SA, WA and TAS held steady at 0% change.

Unit market

  • Nationally, WA identified the largest increase in regional rent medians with an uplift of +3.8%, closely followed by QLD at +3.4%. VIC (+2.6), NSW (+2.1%) and SA (+1.7%) also saw increases. TAS held steady at 0% change. Regionally, NSW’s Snowy Mountain saw the largest 3 month change at +6.7%, with QLD’s Rockhampton (+5.3%) and NSW’s Lower Hunter (+4.8%) rounding out the top three.
