Regional Rent Index, October 2024

The IPN Regional Rent Index analyses the short-term fluctuations in house rental markets across regions in NSW, VIC, QLD, SA, WA, and TAS, excluding capital city areas.

The data is derived from advertised rentals for houses and is calculated over a rolling 12-month sample period. Metrics include median rents for both houses and units, and vacancy rates, all aggregated by the ABS standard known as Statistical Area 3 (SA3).

Regional Rent Index Report Highlights

Housing market

  • QLD identified the largest two changes in rental medians over the last three months, with Surfers Paradise at +8.6% and Bowen Basin – North at +8%. WA’s Kimberley rounded out the top three at +6.3%. Nationally, all states, apart from TAS, saw increases, with QLD identifying the largest change at +3.3%, followed by SA at +2.6%.

Unit market

  • October saw a shift in regional rental medians for units. Nationally, WA has seen the largest change over the previous 3 months at +6.0%, with QLD at +3.6%. TAS and SA held steady at 0%. Looking at each region, QLD’s Bowen Basin – North saw the largest 3-month change at +10%, with WA’s Bunbury (+6.4%) and QLD’s Gladstone (+5.7%) rounding out the top three.  

Vacancy rates

  • All states saw increases in vacancy rates over the past three months, with VIC (+1.9%) and WA (+1.8%) seeing the largest changes. Regionally, NT’s Daly – Tiwi – West Arnhem identified a -4.0% shift over the past quarter, with TAS’s Central Highlands at -2.3%, closely followed by VIC’s Loddon – Elmore at -2.2%.
